House Rules

• No Unregistered Guest: only the specific guests are allowed on the premises. No group gatherings other than registered guests. If you have any extra guests, we will charge you from your deposit $30 per additional guest.
• There shall be no parties or events- $300 and above penalty. A violation of this Airbnb rule will result in the immediate removal of all guests (any visitors) from the property without a refund. $30/guest fine will be charged! 3.Our house is entirely free of smoking. Backyard, garage, apartment or any other common areas of the property is under this rule. No cigarette, no marijuana, no vaping or any other fumes producing devices of any kind. The smoke and marijuana detox of the apartment fee is $
• Avoidance: Walk to the front of the property, out of the exterior door and to the walkway. Smoke on the street, if you have to. If we detect evidence of smoking upon your departure, the above mentioned penalty will be applied, and we reserve the right to seek recourse through Airbnb. If you require medical marijuana for health reasons, you must inform us by contacting us before you send a reservation request. NO REMOVAL OF SMOKE /carbon monoxide; electricians will charge $100/trip to install plus the cost of the unit.4.Unfortunately, you are not permitted to have mail sent to you at the property address, and we are not responsible for any packages that arrive for you.
• SLEEPING CAPACITY/DISTURBANCES/RENTAL FORFEITURE: Tenants and all other occupants will be required to vacate the premises and forfeit the rental grand total and fees will be applied for any of the following: A. Occupancy exceeding the max capacity stated on the reservation confirmation. B. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. C. Causing damage to the premises rented or to any of the neighboring properties. D. Any other acts which interferes with neighbors' right to quiet enjoyment of their property. E.) Violation of the 9:00 PM “no loud outside noise or music” rule. If any noise complaint triggers a refund to the other guest, unfortunately, we will reserve the right to charge you. F) Police or security called to property for any reason. 6.Keep the place damage free, the fee will be evaluated by the damage done and will be submitted to AIRBNB. Avoidance: Please, respect our property and treat it like your own home, If something is not working, don't try to fix it yourself, report the damage to us and we will take care of it ASAP. Walk through the apartment upon checking-in and make a note of any damage and provide a list of it to us.
• Quiet hours from 9:00 P.M. to 8:00 A.M. during which time, you must control your noise volume. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would typically be associated with a residential area. Amplified sound that is audible beyond the property boundaries is prohibited. We understand that this trip for you and your group, most likely, is a vacation and fun time, but for us, it is just another working day, and in the morning we need to go to work and be at our best. For that, our neighbors and our family need to take an appropriate rest. Please, make sure to settle down at 9 pm and make sure not to play loud music, loud talks, no yelling, no screaming, no banging, no loud laughing or any other noise that might interrupt our quiet time. You might lose your security deposit for being too noisy. Avoidance: San Francisco has a lot of places, such as clubs, bars, restaurants, parks where you can enjoy loud music, friendly conversations, and some laughs and giggles till the very late. You are welcome to explore this side of our great city and come back home when you are ready to go to rest.
• UNAUTHORIZED PETS except for service animals. Penalty $300 will be applied if any pets stayed without approval
• Check-in time is 4 PM. Please do not enter the house before 4 PM without our prior authorization. We understand you may have luggage that you wish to store on the property prior to check-in. If you need to store luggage prior to check-in, let us know as soon as you know you need this service, and if we are able, we will accommodate this service at an additional charge, but it is not guaranteed.
• Check out time is 10 AM or earlier. Housekeeping will arrive at check-out time to start cleaning the property. A late check out fee of $75 will be deducted from your deposit if housekeeping is unable to start on time because guests have not vacated after check out time of 10AM. If we need to take out all luggage, an additional fee will be applied.
• When you are not in the house, please turn off all lights and fans. The cost of electricity is very high here in the city.11 keep the furniture in place: Please do not move our furniture in or outside the house. Penalty $50/piece of furniture will be charged if it’s moved.
• Cars shall be parked in the designated onsite parking area if we have designated a parking space for you at an additional charge; if no parking is designated, please make sure you do not park at our driveway or block our garage door as your car may be towed.
• INJURY AND LIABILITY: Property management company/Owner (Q Management and Marketing LLC and the homeowner) SHALL NOT BE RESPONSIBLE FOR ANY DAMAGE OR LOSS OF TENANTS PERSONAL PROPERTY. THE TENANT HEREBY AGREES TO RELEASE AND INDEMNIFY THE LANDLORD/OWNER FROM AND AGAINST ALL LIABILITY, SHOULD ANYONE (OVERNIGHT GUEST, DAY GUEST, PET) BE INJURED UPON THE PREMISES DURING THE TERM OF THIS AGREEMENT, RESULTING FROM ANY CAUSE WHATSOEVER. Tenant understands that there are special risks that may be involved. Tenant agrees to explain the risks to any guest they may have at the property and to be fully and solely responsible for any accidents their guests may incur. Tenants understand the above risks and agree that they will assume all responsibility for themselves and guests for the consequences of those risks.
• HOLD HARMLESS: Q Management & Marketing LLC and the home owners do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will Your Front Desk Services, LLC accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control, i.e. flooding, debris in water caused by weather, or any conditions caused by acts of God. 15.Respect our towels and sheets: please respect bed sheets and towels. Makeup/foundation/hair color dying/face medications/creams and tanning products will stain and or bleach liens/towels. Unsalvageable linens/bath towels will be charged to the guests. 16.Cleanliness is the last but not least of our house rules. The rental “cleaning fee” does NOT cover excessive dirtiness, cleaning up messes or accidents, or failure to follow checkout procedures. The cleaning fee we charged per reservation to clean the place, and some people think that they can trash the place and everything will be covered by our cleaning charge. It's not the case. If space is filthy; our cleaning team will submit an extra fee for the deep cleaning $300! These charges will be passed on to our guests responsible for such expenses. Avoidance: Clean up for yourselves, get all the garbage in the bags and put it in one corner, wash excessive amounts of kitchen utensils, clean the walls if needed, remove any stickiness on the floor, make sure bathrooms and bedrooms have not been overly abused. We have worked with our cleaning team for over ten years, and they are very reliable and honest. During all these years we maybe had a handful of reports of deep cleaning needed. If you routinely use the place without any accidents left uncleaned, you have nothing to worry about. When departing the property, turn off all lights and fans; shut all windows, sliders and lock the front door to ensure the property’s security.
