• Our house is entirely free of smoking place. Backyard, garage, apartment or any other common areas of the property is under this rule. No cigarets, no marijuana, no vaping or any other fumes producing devices of any kind. The smoke detox of the apartment fee is $
• Avoidance: Walk to the front of the property, out of the exterior door and to the walkway. Smoke on the street, if you have to. If we detect evidence of smoking upon your departure, above mentioned penalty will be applied, and we reserve the right to seek recourse through Airbnb. If you require medical marijuana for health reasons, you must inform us by contacting us before you send a reservation request.
• You are renting a room with shared common areas including kitchen, bathroom(s) with other Airbnb customers. Please clean up the utensils after use of kitchen and clean up toilet after use. Your cleaning fee doesn’t include that cleaning of use of dishes. Fees will be applied if left over dishes/cups/utensil need to be washed by other guests or our janitors.
• Security camera are in common area including: main front yard, back yard, alley if any, laundry room, trash cans area, parking area, main entrance, kitchen, and hallway. There is no security camera inside bedrooms or bathroom(s).
• You are not permitted to have mail sent to you at the property address, and we are not responsible for any packages that arrive for you.
• SLEEPING CAPACITY/DISTURBANCES/RENTAL FORFEITURE: Tenants and all other occupants will be required to vacate the premises and forfeit the rental grand total and fees will be applied for any of the following: A. Occupancy exceeding the max capacity stated on the reservation confirmation. B. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. C. Causing damage to the premises rented or to any of the neighboring properties. D. Any other acts which interferes with neighbors' right to quiet enjoyment of their property. E.) Violation of the 9:00 PM “no loud outside noise or music” rule. F) Police or security called to property for any reason.
• Bathroom time: We hope that Airbnb customers can enjoy their stay and respect this share co-living environment. Co-living environment helps to save money for travelers; however, shared common area is definitely not as convenience as renting the entire unit. Please understand that other guests need to use the bathroom and do not occupy the bathroom longer than usual.
• Keep the place damage free, the fee will be evaluated by the damage done and will be submitted to AIRBNB. Avoidance: Please, respect our property and treat it like your own home, If something is not working, don't try to fix it yourself, report the damage to us and we will take care of it ASAP. Walk through the apartment upon checking-in and make a note of any damage and provide a list of it to us.
• Quiet hours from 9:00 P.M. to 8:00 A.M. during which time, you must control your noise volume. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would typically be associated with a residential area. Amplified sound that is audible beyond the property boundaries is prohibited. We understand that this trip for you and your group, most likely, is a vacation an fun time, but for us, it is just another working day, and in the morning we need to go to work and be at our best. For that, our neighbors and our family need to take an appropriate rest. Please, make sure to settle down at 9 pm and make sure not to play loud music, loud talks, no yelling, no screaming, no banging, no loud laughing or any other noise that might interrupt our quiet time. You might lose your security deposit for being too noisy. Avoidance: San Francisco has a lot of places, such as clubs, bars, restaurants, parks where you can enjoy loud music, friendly conversations, and some laughs and giggles till the very late. You are welcome to explore this side of our great city and come back home when you ready to go to rest.
• There shall be no parties or events.
• No group gatherings other than registered guests. If you have any extra guests, we will charge you from your deposit $30 per additional guest.
• Check-in time is 3pm. Please do not enter the house before 3pm without our prior authorization. We understand you may have luggage that you wish to store on the property prior to check-in. If you need to store luggage prior to check-in, let us know as soon as you know you need this service, and if we are able, we will accommodate this service at an additional charge, but it is not guaranteed.
• Check out time is 10am or earlier. Housekeeping will arrive at check-out time to start cleaning the property.
• Late Check-Out Charges:
• -Between 11:01 AM and 12:00 PM: $75
• -Between 12:01 PM and 1:30 PM: $150
• -Late Check-Out After 1:30 PM: We will need to cancel the next booking, which may result in a significant inconvenience for other guests.
• The charge for late check-out after 1:30 PM will be equivalent to the Airbnb cancellation fee from the canceled booking.
• Important Considerations:
• All late check-outs are subject to availability, approval and must be arranged in advance.
• When you are not in the house, please turn off all lights and fan. The cost of electricity is very high here in the city.
• 13 Please do not move our furniture in or outside the house.
• Cars shall be parked in the designated onsite parking area if we have designated a parking space for you at an additional charge; if no parking is designated, please make sure you do not park at our driveway or block our garage door as your car maybe towed.
• No Pets except for service animals. Penalty $300 will be applied if any pets stayed without approval.
• INJURY AND LIABILITY: Property management company/Owner (Q Management and Marketing LLC and the homeowner) SHALL NOT BE RESPONSIBLE FOR ANY DAMAGE OR LOSS OF TENANTS PERSONAL PROPERTY. THE TENANT HEREBY AGREES TO RELEASE AND INDEMNIFY THE LANDLORD/OWNER FROM AND AGAINST ALL LIABILITY, SHOULD ANYONE (OVERNIGHT GUEST, DAY GUEST, PET) BE INJURED UPON THE PREMISES DURING THE TERM OF THIS AGREEMENT, RESULTING FROM ANY CAUSE WHATSOEVER. Tenant understands that there are special risks that may be involved. Tenant agrees to explain the risks to any guest they may have at the property and to be fully and solely responsible for any accidents their guests may incur. Tenant understands above risks and agrees that they will assume all responsibility for themselves and guests for the consequences of those risks.
• HOLD HARMLESS: Q Management & Marketing LLC and the home owners do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will Your Front Desk Services, LLC accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control, i.e. flooding, debris in water caused by weather, or any conditions caused by acts of God.
• Left over luggage
• Guests are required to take all their personal belongings with them upon checkout. Any luggage or personal items left behind may be returned to the guest at their expense. If items are not claimed within 7 days after check out time or host is not being contacted, they may be donated to charity or discarded.
• Cleanliness is the last but not least of our house rules. The rental “cleaning fee” does NOT cover excessive dirtiness, cleaning up messes or accidents, or failure to follow checkout procedures. The cleaning fee we charged per reservation to clean the place, and some people think that they can trash the place and everything will be covered by our cleaning charge. It's not the case. If space is filthy; our cleaning team will submit an extra fee for the deep cleaning $300! This charges will be passed on to our guests responsible for such expenses. Avoidance: Clean up for yourselves, get all the garbage in the bags and put it in one corner, wash excessive amount of kitchen utensils, clean the walls if needed, remove any stickiness on the floor, make sure bathrooms and bedrooms have not been overly abused. We work with our cleaning team for over ten years, and they are very reliable and honest. During all these years we maybe had a handful of reports of deep cleaning needed. If you routinely use the place without any accidents left uncleaned, you have nothing to worry about. When departing the property, turn off all lights and fans; shut all windows, sliders and lock front door to ensure the property’s security.
