This cozy and functional 2-bedroom apartment is ideal for remote work, study, or extended stays. Each bedroom includes a working desk, making it perfect for professionals or students. The unit features a kitchen and bathroom within the apartment, offering both convenience and privacy. Located in a clean, safe neighborhood. Just steps from laundry facilities and a wide range of dining options, this apartment is only a few blocks from the iconic Golden Gate Park. Hosted Stay We love pets! Your furry friends are welcome with a $30/night pet fee. A few quick notes: Pets must stay off furniture/beds (please bring their bedding). Keep pets leashed in shared areas. Let us know your pet’s breed when booking. Owners are responsible for any damages. We also have a friendly dog who mostly stays in her playpen—she may get excited to meet other pets, so please keep yours leashed in common spaces. Note: The unit is accessible via stairs. My family live in the house; we respect your privacy but if you need any help during your stay, we are here to support. For guests planning to stay with us for more than 28 days please note that we require a background check process through a secure organization online for $49 fee. We would also require employment letters or internship letters or recent payslip as valid forms of documentation. We apologize for any inconvenience and appreciate your cooperation in helping us maintain a safe and secure environment for all of our guests. Also, there will be an additional utility fee of $200 per month for long term stay. To enhance security measures for our guests and the property, we will be sending an online registration link to your email. This link will contain preliminary questions that need to be answered. Additionally, we might request a copy of your ID to verify the individual who will be staying. Thank you for your cooperation in ensuring the safety of our guests and premises. Pet is welcome, for approval. $150/mon, maximum of 1 pet only.

House Rules & Policies
Guests & Occupancy
No Unregistered Guests: Only the guests specified in the reservation are allowed on the premises. No group gatherings other than registered guests are permitted. A charge of $50 per additional guest will be deducted from your deposit.
No Parties or Events: Strictly prohibited. Violation will result in a minimum $300 penalty and immediate removal of all guests without a refund. An additional $50 per unauthorized guest fine will also be applied.
Smoking Policy
No Smoking: Our property is entirely smoke-free, including the backyard, garage, apartment, and all common areas. This includes cigarettes, marijuana, vaping, or any fume-producing devices.
Smoking Fee: If evidence of smoking is detected upon departure, a detoxification fee starting at $300 (depending on the size of the unit) will be applied. We reserve the right to seek recourse through Airbnb.
Avoidance: If you must smoke, please do so on the street, outside the property boundaries.
Tampering with Smoke Detectors: Removal or tampering with smoke detectors is strictly prohibited. If a smoke detector is found to be tampered with or removed, a penalty of $150 per incident will be charged to cover the electrician’s fee plus the cost of materials.
Mail & Deliveries
No Mail or Packages: Guests are not permitted to have mail sent to the property address. We are not responsible for any packages that arrive for you.
Noise & Disturbances
Quiet Hours: From 9:00 PM to 8:00 AM, during which time you must control noise volume. Sound audible beyond the property boundaries during non-quiet hours should not be excessive. Amplified sound audible beyond the property boundaries is prohibited.
Consideration: Please respect our neighbors and family, who need appropriate rest. San Francisco offers many venues such as clubs, bars, restaurants, and parks where you can enjoy loud music and friendly conversations until late.
Penalties: Violation of the noise policy may result in loss of your security deposit. If a noise complaint triggers a refund to other guests, we reserve the right to charge you. If police or security are called to the property for any reason, immediate eviction may occur.
Property Care & Damage
Maintain Damage-Free: Please respect our property and treat it as your own home. If something is not working, do not attempt to fix it yourself; report the damage to us, and we will address it promptly.
Inspection: Upon check-in, walk through the apartment, note any damage, and provide a list to us.
Excessive Cleaning: The standard cleaning fee does not cover excessive dirtiness, messes, or accidents. If the space is left filthy, an extra deep cleaning fee starting at $350 (depending on the size of the unit) will be charged to the guest responsible.
Linens & Towels: Please respect bed sheets and towels. Makeup, hair dye, face medications, creams, and tanning products can stain or bleach linens/towels. Unsalvageable items will be charged to the guests.
Furniture Placement: Do not move our furniture inside or outside the house. A penalty of $50 per piece will be charged if moved.
No Shoes Indoors: To maintain cleanliness, please remove shoes upon entering the house.
Pets
Pet Policy: We do not charge a pet fee, but pets are not allowed on furniture or linens. Any damage caused by pets will be charged to the owner.
Check-in & Check-out
Check-in Time: 4:00 PM. Please do not enter the house before 4:00 PM without prior authorization. If you need to store luggage prior to check-in, let us know as soon as possible. If we can accommodate, an additional charge may apply, but it is not guaranteed.
Unauthorized Early Check-In:
Any arrival before 4:00 PM without prior approval will incur a $100 unauthorized early check-in fee.
This applies even if you enter the driveway, step inside early, drop off luggage, or access any part of the property before the official check-in time.
Early check-in is not guaranteed and depends on the cleaning team’s availability.
Approved early check-in requires payment through the pre-check-in request form.
Check-out Time: 10:00 AM or earlier. Housekeeping will arrive at check-out time to start cleaning the property.
Unauthorized Late Check-Out Fees:
$100 unauthorized late check-out fee
$75 cleaner return fee if the cleaner must come back due to delay
$30 per additional hour after 12:00 PM until the property is fully vacated
Additional Fees: Causes our cleaner to cancel a scheduled job, Affects the next guest’s check-in, If we need to remove all luggage and results in extra operational costs
Energy Conservation
Utilities: When you are not in the house, please turn off all lights, fans, heaters, and air conditioners. Unplug appliances when not in use, and shut down electronics like TVs after each use. If there is a spike in utility bills during your stay due to excessive usage, the extra cost will be deducted from your deposit.
Parking
Parking: Cars shall be parked in the designated onsite parking area if we have assigned a parking space for you at an additional charge. If no parking is designated, do not park in our driveway or block our garage door, as your car may be towed.
Liability & Indemnification
Personal Property: We are not responsible for any damage or loss of tenants’ personal property.
Injury: The tenant agrees to release and indemnify the landlord/owner from and against all liability should anyone (overnight guest, day guest, pet) be injured upon the premises during the term of this agreement, resulting from any cause whatsoever.
